Quality comes standard with Dream Scope Homes

Design and CDC approval

• Obtain section 10.7 certificate/s, Sewer Layout, Deposited Plan and Certificate of Title.

• Detailed Contour and Boundary Survey Plan by registered Surveyor.

• Concept floor plans with external measurements.

• Design all Architectural Plans with our Inhouse Draftsman.

• Basix.

• Engineering and stormwater plans

• Building inspections during construction by Private Certifier on your behalf

• Payment of Long service Levy

• Payment of Certifier Lodgement Fees

• Obtain CDC Approval

• Sydney Water approval stamp and Occupation Certificate

 

Site care and insurances

• Site Security & Safety Fencing as required.

• Site toilet for the Tradesmen.

• NSW Builder’s 6 Years Home Warranty Insurance. All Deliveries Guaranteed and Insured.

• 2 years warranty on appliances.

• 60 day maintenance period.

• Clearing of all Construction Rubbish produced from construction.

• Inspection with Owner and Certifier prior to Occupation.

• Completion of Contractual works so Occupation Certificate can be obtained.

• All certificates required for Occupation Certificate sent to the certifier.

• Dwelling interior and exterior to be professionally cleaned ready for occupation.

• 2 sets of keys given to owner upon completion.

 

Ground works & connection of services

• Surveyor to Peg Site Positioning.

• Excavation – levelling of site including cut and fill.

• Under slab Piers and pump hire up to 50 LM.

• High strength reinforced concrete slab to engineer’s detail of M class soil classification

• Connection of storm water

• Sewer connection to main

• Underground water service to house from existing water Mains/near side water. Water service run allowance -12m

• Gas connection from the dwelling to the mains – this is to be arranged by the owner (if applicable)

• Single phase Electrical Underground Mains to meter box point on house and the supply. Authority fees and Telstra conduit run-in. Note: Electrical run allowance -12m

 

Framing, termite protection & moisture control

• H2 termite-treated pine Frames and trusses as per Australian standards.

• Ceiling height as per plans (Allowance for 2.44m high Ground Floor & 2.44m First Floor)

• Wall and ceiling insulation to BASIX requirements (Allowance R3 for ceilings and R2 for the walls)

• Sarking to underside of roof

• Termite protection by treating all penetrations and supplying Termite Certificate

• Waterproofing to all wet areas including Waterproofing Certificate to Australian standards

• Damp-proof membrane to underside and to sides of concrete slab.

 

Exterior finishes

• Remote controlled garage door colorbond panel with 2 remotes from our standard colour range

• Impressive PGH brick range to Ground Floor and James Hardie Axon cladding to First Floor.

• Concrete roof tiles

• Hip and Gable roof designs

• Fascia and quad-guttering to your colour selection

• Fibre-cement eave lining

• Weather-proof external paint to cladding, eaves lining, downpipes, doors and timber posts (if applicable)

• 1 x 920mm solid XN1 or XN5 Entry Door

• 1 x 820 Solid Core external door to laundry

• External Doors to have security locks.

• Beaumont Tiles to Patios and Alfresco

• Standard sized aluminium windows to meet council requirements clear glass, single glazed. Including a 2.4m wide glass sliding door.

• Fibreglass mesh flyscreens on all opening windows and sliding doors

• 1 x Digital TV antenna

• 1 x sensor outdoor lights (if extra needed $175+gst per light from builder range)

• 2 x external garden taps

• Rainwater Tank up to 2000L as per BASIX

• Hot water system 26ltr instantaneous

 

Internal finishes

• Ground floor – selection of 600 x 600 BEAUMONT TILES floor tiles or bevelled-edge timber floating floor to all common areas. Carpet to bedrooms, media room, stairs and all first floor areas.

• LED downlights throughout, 4 per living room, 2 per dining, 2 per kitchen, 2 per bedroom, 2 per alfresco, 2 per garage space, 2 per study, 1 per WIP, 1 per WIW, 1 per WC, 1 per hallway, 1 per patio, 1 per laundry. (Additional LED downlights can be added for $100+GST per downlight).
